Willmott Dixon Partnerships carries out repairs and planned maintenance to over 100,000 homes and commercial properties across the country. The company works with local authorities, housing landlords, police stations, fire stations, schools, universities and MOD sites to deliver a fast, efficient and friendly service to over 500,000 residents and building occupants.
Contracts are usually on a long-term open-book partnering arrangement covering anywhere between 500 to 70,000 homes. The approach is to create a dedicated team for each contract focused on meeting the client and their residents’ housing needs. This is underpinned by stringent KPIs to ensure performance always remains in the upper 90s out of 100 per cent.
The Partnerships service includes:
- Responsive repairs - by NVQ trained engineers for day-to-day issues such as dripping taps, broken window catches or door handles. 245,000 repairs undertaken in 2009 across UK.
- Voids maintenance – fast turn around times ensure a property is fit for use within days rather than weeks. 5,000 viod refurbishments undertaken in last three years.
- Gas installation and servicing – installing new boilers, plus planned programmes of statutory servicing and maintenance, including fire alarm awareness.
- Cyclical and planned maintenance – to ensure property is kept in the best possible condition for residents and also retains their asset value for clients.
- Decent Homes programme – Partnerships has brought over 10,000 homes up to the ‘Decent’ standard since 2003.
- Non-residential - the repairs and maintenance service includes police stations, fire stations, schools, universities, and MOD sites. Engineers using the latest mobile communications provide a prompt service to property portfolios from one to over 1000 buildings.
- Affordable warmth expertise – advising clients on achieving ‘affordable warmth’ to help them take many of their residents out of fuel poverty and also reducing their housing stock’s carbon emissions pending future legislation.
- Community player – each Partnerships contract has a community team devising support initiatives and training opportunities for local people and causes. They also work with Partnerships engineers to ensure residents are kept updated so that work in their house causes as little disruption as possible.
- TPAS – Partnerships was one of the first to win the Tenant Participation Advisory Service (TPAS) Resident Quality Involvement Award, having assisted TPAS in the scheme’s development.
